Despite what you may be seeing on the news, in El Paso County it is still very much a sellers market.
The amount of inventory that we have is still under 3 months.
Typically, 6 months of inventory means it’s a balanced market.
Anything LESS than 6 months worth of inventory is a sellers market.
Anything ABOVE 6 months is a buyers market.
So even though rates are high and things are going slower thank they have been in the past, it’s still very much a sellers market.
And I keep saying this, prices ARE going up. Anything that is priced well and present well, it’s still getting multiple offers and heading above ask.
The only things that are sitting are things that are presented poorly and priced too high and on those houses, buyers can still get a deal but it’s still very much a sellers market.
