The Manchester Properties Home Selling System was developed to provide our clients with a consistent and proven method to prepare their homes for sale, price their homes appropriately, and get the word out to as many prospective buyers as possible. The goal of this guide is to help you learn how to sell your home quicker and for a higher price.
Before we start marketing the house, we want to make sure that it’s ready to be seen. You’ll want to make any necessary repairs, and we can talk about staging the home. Even some of the small things can make a difference, from how the home smells, how welcoming it feels, and its curb appeal. Draw in buyers by paying attention to details here!
There’s nothing worse than accepting an offer and going under contract with your house being taken off the market for weeks, only to have the buyer back out because of an inspection issue that we didn’t know about.
One of the services I provide, at my cost, is a professional inspection prior to putting the house on the market. This allows us to snuff out and fix any issues that might cause a buyer to lose faith in the condition of the house, and back out of the contract.
The best part is, after we’ve fixed things, we get to shout it from the rooftops and let everybody know that our house is the safest, smartest choice in the whole neighborhood!
The most important step in selling your home is pricing it correctly from the onset. It’s a well-known fact that overpriced homes take longer to sell and usually sell for a lower price. Since the majority of your showings will occur in the first 30 days on the market, it is crucial that your initial list price matches buyer expectations.
Nailing the listing price right off the bat is the biggest difference between a fun and exciting sale, and a frustrating uphill battle. It’s more art than science, but working with someone with experience and local market knowledge is key.
In the last 4 years, I’m selling my listings at over 99% of our original list price, with a good number of them selling for over list price. To find out what your house is worth, fill out the form below 👇🏽
Sticking a sign in the yard, putting the house on the MLS with 10 dark iPhone pictures, and asking for a sky high price that you’ll “negotiate down” is amateur hour. Manchester Properties takes a better, tactical, advanced approach that’s almost guaranteed to make selling your home a fun and simple process that’ll leave you wondering “Why doesn’t everybody do it this way?”
Every listing I take receives professional photography; that’s been a standard of mine for years.
I’ve partnered with the right professionals, WHO I BELIEVE ARE THE ABSOLUTE BEST AROUND, to make sure our listings have every advantage we can provide over the competition.
Incredible Virtual Walkthroughs
Through Matterport, I provide unbelievably detailed virtual walkthroughs. These allow buyers to remotely view the entire interior of your house from their desktop, laptop, tablet, or smartphone. This technology all but eliminates buyers who don’t like the layout of your home, and helps out-of-town buyers make a purchase decision remotely.
To make your listing stand out, sometimes we have to take it to the skies! Drone photography can be a game changer if you have multiple structures, a unique lot, or an unbelievable location that just can’t be captured from the ground.
Some people make purchase decisions based on visual triggers (like gorgeous professional photography), some people need to touch and smell and feel before they decide to buy, and some people need to read and learn about things before they buy them. We want to capture each type of buyer’s attention.
In addition to stunning photography and creating a sensory-rich showing experience, we’re also going to educate buyers about the finer details of your home in beautiful, well-written sales pieces. Being able to reach buyers thirsty for knowledge is crucial in getting your home to stand out from the crowd.
Negotiating from Strength
Selling your home isn’t very fun when you feel like you’re losing every negotiation. If we’ve absolutely nailed the above steps, we should have a blast selling the home for top dollar and cruising to an easy closing. Think about it, if the home is presented beautifully, there are no major issues, and since it’s priced competitively there’s a line of ready willing and able buyers just hoping for us to pick their offer…what leverage does a buyer have? None. And that’s the idea.
Successfully negotiating a real estate contract is more than a matter of luck or natural talent. When you receive an offer, having an agent with a proven track record of bringing buyers and sellers together can make a huge impact on your final sales price.
During the closing process, make sure to follow through with contract commitments, repairs, and other items that are included in your contract. Tie up any loose ends: documentation, inspection, repairs, and other agreed-to items. Work with your real estate agent to understand your obligations – and the buyer’s!
